The building will be constructed using monolithic reinforced concrete – in compliance with the Eurocode standard. Eurocode is a far more advanced regulatory framework compared to the Bulgarian standard, as it ensures the building’s seismic resistance through special mathematical models based on the actual behavior of the ground recorded during major earthquakes. The building is designed to withstand structural damage from an event with a probability of occurrence once every 475 years. The roofs are flat, made of monolithic reinforced concrete slabs. The external enclosing walls of all above-ground floors will be built from 25 cm thick masonry made of vertically perforated clay blocks.
Each apartment is equipped with underfloor heating connected to the central heating system. Underfloor heating ensures an even distribution of warmth throughout the rooms, promotes a healthier indoor climate, and helps create a low-allergen environment. An important advantage is the aesthetic benefit of having no radiators or other heating units, which often interfere with the apartment’s interior design.
The system includes the installation of an underlay that provides excellent thermal insulation to retain heat above the slab, as well as enhanced impact sound protection between floors. High-quality oxygen barrier pipes are used in all rooms, including bathrooms. Wiring for room thermostats and power supply to the manifold box is provided, with the possibility of control via a mobile application.
Heating is provided via the district heating system through individual apartment manifolds, allowing precise monitoring of consumption. For the distribution of hot water, a central system will be installed from the building’s subscriber unit, with an additional option for individual electric water heaters.
The top floor of the building will be prepared for the installation of heat pumps. Heat pump systems provide maximum comfort for residents, whether operating in heating or cooling mode, thanks to their ability to regulate the air temperature that conditions the home. Additionally, they offer the possibility to use an alternative heat source for underfloor heating and domestic hot water, regardless of the season or outdoor temperatures.
The building’s facade is entirely designed using a ventilated facade system, consisting of a 10 cm thermal insulation layer made of rock wool, a vapor-diffusion waterproof membrane, and high-quality ceramic panels mounted on a supporting aluminum framework. This solution offers several key advantages.
Rock wool is the leading material for facade thermal insulation due to its maximum durability against aging, excellent thermal insulation properties, breathable structure that prevents the formation of mold and mildew inside the building, non-combustibility, and high level of sound insulation from external noise.
Ceramic panels offer a wide variety of highly aesthetic and timeless architectural solutions. At the same time, the material is extremely resistant to weather conditions, UV rays, pollution, and mechanical damage. This makes the facade durable, with minimal maintenance costs for cleaning and repairs.
The ventilated layer creates a natural barrier between heat and cold by allowing the facade to breathe, preventing condensation buildup and enhancing the insulation properties of the facade. Additionally, it ensures the highest level of fire safety for the building.
The project will be executed with high-quality aluminum joinery. It is resistant to various climatic conditions and provides excellent sound insulation. This contributes to the comfort of the residences and enhances the building’s energy efficiency.
The system can remotely open or close the hot and cold water valves either by command or in response to a signal from a wireless control sensor.
Provision is made for wiring the apartments according to the "smart home" concept, allowing convenient control of all household systems.
On the underground level, 46 parking spaces are allocated, equipped with electric vehicle charging stations with a power output of 8 kW.
A reliable multi-level access control and video surveillance system will ensure the highest security for the residential units. Each apartment will be equipped with a video intercom system featuring a convenient touch display.
